Income limits for affordable housing
As affordable housing becomes available, income limits for eligibility will be part of the advertisements for the housing. To give you a general idea of income limits, below are the 2022 affordable housing income limits as issued by the New Jersey Council On Affordable Housing. Bergen County is in Region 1. The income limits shown are for household income. These are maximum income limits to qualify for very low, low and moderate income housing units based on the number of people in the applicant household.

Franklin Lakes Supportive Housing consists of 39 one-bedroom units for income eligible disabled households. On-site supportive services offered assist those with Asperger’s or Multiple Sclerosis or eligible persons with disabilities, meeting the HUD definition of disabled, that may benefit from the services provided in the project. Preference is given to applicant households who need services offered at the project though applicants are not required to accept the particular services offered at the project. Preference is limited to applicants with disabilities that significantly interfere with their ability to obtain and maintain themselves in housing and who without appropriate supportive services will not be able to obtain or maintain themselves in housing; and for whom such services cannot be provided in a non-segregated setting.

Occupancy is limited to income eligible disabled applicants in accordance with the Low Income Housing Tax Credit Program and the Section 8 Housing Choice Voucher Program Project Based Voucher Assistance. Income eligible disabled applicant will be randomly selected in accordance with the following preferences:

  • Residency in Bergen, Hudson, Passaic and Sussex counties. Applicants who work or have an offer of employment in Bergen, Hudson, Passaic or Sussex counties will be considered residents.
  • Disabled applicants in need of the provided supportive services.
  • Disabled, wheelchair dependent applicants requiring a fully ADA-compliant unit in need of supportive services.
  • All other applicants.

Affordable Housing Monitoring Reports

The Borough prepares two separate reports which are updated regularly (click to view the reports):

  • Unit Monitoring Report – provides information on all of the Borough’s affordable housing units, including the status of construction, number of units by number of bedroom, and number of very low, low and moderate income units; and
  • Trust Fund Monitoring Report – provides a detailed breakdown of affordable housing development trust funds collected and expenditures from the Trust Fund.
